What causes the water damage?
- Deterioration or corrosion of your roof.
- Wind, rain, snow or hail.
- Improper installation of downspouts, gutters, vents, chimneys, or air conditioners.
- Improperly sealed openings such as screw fasteners or air vents.
What you can do
- Have your roof inspected for cracks, breaks, and loose or missing shingles. You may be able to temporarily patch a roof with compound or sealants, but generally speaking most roofs have a shelf-life of 20 years. Newer “membrane” roofs can last up to 50 years.
- Look for leaks and holes in rain gutters, downspouts and extensions.
- Clear roof, gutters and downspouts (pipes where excess water flows) of debris such as leaves and dirt.
- Make sure your downspouts are directed away from your home.
- Make sure that screw heads and fasteners are properly covered.
- Inspect and seal chimneys and air conditioning units.
